Terms & Conditions

These Terms & Conditions (“Terms”) govern your use of ChaptersHQ, a web application operated by Ducks and Lobsters LLC(“we,” “us,” or “our”). By creating an account or using ChaptersHQ, you agree to these Terms. If you do not agree, please do not use the service.

The service

ChaptersHQ is a private operating manual for your home(s): a place to record spaces, appliances and equipment, vendors and contacts, maintenance tasks and history, notes, documents, and photos, and to share a limited guest guide with people you choose.

Your account

Accounts are created and secured through our authentication provider. You are responsible for the activity under your account and for keeping your login credentials secure. Notify us promptly of any unauthorized use.

Your content

You retain ownership of everything you add to ChaptersHQ— your property details, documents, photos, and notes (“Your Content”). You grant us a limited license to store, process, and display Your Content solely to operate and provide the service to you (for example, to render your pages, generate exports, and power search). You are responsible for Your Content and for ensuring you have the right to upload and share it.

Sharing & guest links

The guest guide is shared through a private link and shows only the items you explicitly mark visible to guests or the public. You control what is shared and can disable the guest link at any time. Treat the link like a key — anyone who has it can view the guest-visible content.

Acceptable use

• Don’t use ChaptersHQ for anything unlawful or to store or share unlawful content.
• Don’t upload content that infringes others’ rights or violates their privacy.
• Don’t attempt to access other users’ data, probe or breach security, or disrupt the service.
• Don’t misuse the service in a way that harms Ducks and Lobsters LLC or other users.

We apply reasonable limits to keep the service running for everyone — uploads are restricted by file type and size, and the AI-powered features are rate-limited per account. We may adjust these limits, and may suspend access that repeatedly exceeds them.

Third-party services

ChaptersHQ relies on third-party providers for authentication, data and file storage, email delivery, optional AI features (photo text-extraction, asking questions about a property, property research, and document import), and hosting. Your use of ChaptersHQis also subject to those providers’ terms, and their handling of data is described in our Privacy Policy.

Availability & disclaimer

ChaptersHQis provided “as is” and “as available,” without warranties of any kind. We don’t guarantee the service will be uninterrupted, error-free, or that data will always be preserved. Keep your own backups of anything important — the Export feature can produce a full PDF and CSV copy of a property.

Limitation of liability

To the fullest extent permitted by law, Ducks and Lobsters LLC will not be liable for any indirect, incidental, or consequential damages, or for any loss of data, arising from your use of ChaptersHQ.

Deletion & termination

A property owner can permanently delete a property, and everything stored in it, from that property’s settings page. Deletion is immediate and irreversible — records and uploaded files are removed and cannot be recovered by us, so export a backup first if you may want the data later. To close your account entirely, contact us.

We may suspend or terminate access that violates these Terms. We may also change or discontinue ChaptersHQ, in whole or in part. If we decide to discontinue the service, we will give you reasonable advance notice at the email address associated with your account and, where practical, time to export your data before access ends.

Governing law

These Terms are governed by the laws of the State of Washington, without regard to its conflict-of-laws rules. Any dispute arising out of or relating to these Terms or ChaptersHQ will be brought exclusively in the state or federal courts located in the State of Washington, and you and Ducks and Lobsters LLC each consent to the personal jurisdiction of those courts. Nothing here limits any rights you have under consumer-protection laws that cannot be waived by agreement.

Changes to these Terms

We may update these Terms from time to time. Material changes will be reflected by updating the effective date above, and continued use after an update means you accept the revised Terms.
